Finding Our Dream Home in Occitanie – An Expat Story from the Canal du Midi

Jo and Guy moved to Occitanie after searching for a region with sunshine, vineyards and space that still felt affordable compared with Provence.
Today they live beside the Canal du Midi in a beautiful Lauragais farmhouse and run their own guest retreat, Gabachou. Their story shows how patience, the right guidance and a little leap of faith can turn a dream of life in southern France into reality.
Every property search begins with a feeling. A sense that somewhere out there is a place where life might unfold just a little differently.
For Jo and Guy, that feeling eventually led them to Occitanie - a region of sunshine, vineyards and historic landscapes where they have now built a new life beside the Canal du Midi.
Their story is one that many international buyers will recognise: years of dreaming, months of searching and that unforgettable moment when you arrive somewhere and simply know you’ve found home.
Drawn by Sunshine, Vineyards and Space

Like many people who fall in love with southern France, Jo and Guy were initially drawn by the lifestyle.
“We knew that we wanted somewhere with good sunshine and lots of vineyards,” they explain. “We knew Provence, but that was out of our budget. Occitanie had a similar feel with lots of pine trees, hot weather and an abundance of vineyards.”
For them, the region offered exactly what they had been imagining: the warmth, landscape and relaxed pace of life that had long been part of their dream.
Choosing the Right Location
Occitanie is a vast region with remarkable diversity, from mountain landscapes to Mediterranean coastline.
For Jo and Guy, accessibility was an important factor when narrowing down their search.
“Transportation and access to year-round attractions was a must,” they say. “We wanted to be close to the motorway so travel back home would be easier, and also so we could explore Spain and beyond.”
The historic landscape around Carcassonne already held a special place in their hearts.
“We had visited the Cité of Carcassonne a few times before and it seemed to make sense for this area, but still only about an hour to an hour and a half from the Mediterranean.”
That balance between history, countryside and coastal access made the area feel just right.
For buyers considering the region, choosing the right location is often the biggest decision. Our guide to the best areas in Occitanie for international buyers explores the different lifestyles available across this diverse part of southern France.
The Moment They Found ‘The One’

Sometimes a property search takes years and sometimes the right house appears when you least expect it.
Jo and Guy had been browsing properties online for several years and had spent about two years visiting different regions of France more seriously. When they finally came to view properties in person, they had a clear idea of what they were looking for.
Even so, the house they fell in love with wasn’t one they had originally planned to see.
The property sits beside the famous Canal du Midi, accessed via the peaceful towpath about 1.5 kilometres from the main road.
“When we arrived we were greeted with a beautiful Lauragais farmhouse with creeping wisteria in full bloom,” they remember. “Curb appeal is everything, and combined with the hectare of mature garden it was love at first sight.”
Discovering Occitanie Properties
Like many buyers, Jo and Guy first discovered Occitanie Properties while browsing online.
“We came across Occitanie Properties during our property searches on Facebook. We noticed that many of the homes we liked - in terms of space, character and price - were being marketed by Occitanie Properties.”
Their experience with the team quickly confirmed they were in the right place.
A Recommendation That Changed Everything

Rebecca Piper from the Occitanie Properties team helped guide their search.
“We cannot sing Rebecca’s praises highly enough,” Jo and Guy say. “The property search was an instant success because we came down to look at one or two houses and ended up falling in love with a recommendation from Rebecca that we hadn’t even seen online.”
As with many international purchases, the journey from offer to completion included a few twists and turns.
“Due to various circumstances the process became quite protracted, but Rebecca was there every step of the way guiding and helping us.”
The experience created more than just a successful property purchase.
“We definitely feel that we have made a friend for life!”
Navigating the Buying Process in France
Buying property in another country inevitably involves learning new systems and processes.
“I don’t think we had many expectations about the process beforehand,” they explain. “We had done some homework around the steps involved, but of course it can be difficult in a second language.”
Having someone to guide them through the details made a significant difference.
“I would recommend working with a notaire who speaks good English, and also being aware of the equivalent of stamp duty and notaire fees, which can add around eight to ten per cent to the purchase price.”
Anyone planning a purchase will quickly discover that the French property system is structured and reassuring once you understand how it works. Our guide to buying property in France explains the process step by step.
Overcoming the Challenges
For Jo and Guy, one of the more complex elements of their move involved navigating the visa process.
“It is possible to do it yourself if you have the time,” they say, “but the information on government websites only takes you so far. The devil is in the detail.”
Their advice for future buyers is practical.
“A hand-holding service is probably worth the money. The important thing to remember is that most things are possible - there will just be another form to complete to make it happen.”
Life in Occitanie Today

Life in their new home has turned out to be both peaceful and busy.
“We imagined our days would be spent pottering around the garden, mowing lawns or cleaning the pool,” they laugh.
In reality, running their business takes up much of their time.
“A large chunk of the day is spent bringing the business into a more digital space. The house and grounds always need attention too, but you should never underestimate how much time the business side requires.”
Still, they make time for the simple pleasures that make this region so special.
“We try to set aside time each week to do some ‘research’ at vineyards and restaurants so that we can recommend them to our guests.”
About Gabachou
Jo and Guy now run Gabachou, a beautiful guest retreat beside the Canal du Midi, where visitors can experience the relaxed rhythm of life in Occitanie for themselves.
Set among vineyards and countryside yet within easy reach of Carcassonne and the Mediterranean coast, it’s the kind of place that captures exactly why so many people fall in love with this part of southern France.
Advice for Future Buyers

When asked what advice they would give to others considering a move to Occitanie, Jo and Guy don’t hesitate.
“If you are thinking about making the move, just do it and never look back.”
They acknowledge that it’s easy to delay big decisions.
“There will always be a reason to procrastinate. But often that just means delaying your future happiness.”
Their final piece of advice is simple: explore the region thoroughly.
“Occitanie is a very varied region, so choose wisely – and don’t be put off by people who say it’s always windy!”
Finally Feeling at Home
Today, Jo and Guy wake up each morning grateful for the life they have created.
“Every day we wake up happy to call Occitanie home. The Monday blues have completely disappeared.”
Running their own business is not without challenges, but the rewards are significant.
“Life as an entrepreneur can be difficult but also liberating. Being your own boss means you get out what you put in.”
Looking back, they have no regrets about taking the leap.
“We wouldn’t change a thing about moving to Occitanie to start a new life and a new business.”
